TRIAD EXPANDS PRESENCE
IN GA 400 MARKET

Alabama--(April 17, 1998). Triad Properties Corporation announced
the development of McGinnis Park, a three (3) building, 300,000 square
foot, master-planned, Class "A" office park located on a 24.67-acre
site in the Georgia 400 submarket of Atlanta. Located adjacent to
Windward, the submarket's premier office and corporate headquarters,
the site has been developed to allow the buildings to be positioned
looking inward to a common plaza containing landscape, hardscape,
and water features. In addition to providing an urban setting, the
Park is located on the Forsyth County line which generates a property
tax benefit equal to $.80 per rentable square foot of building. Accordingly,
McGinnis Park has a price advantage equal to 15% - 20% of rental rate,
as compared to competitive properties in Fulton County.
Phase I development consists of a four-story, 100,498 rentable square
foot, Class "A" office building and allocated infrastructure improvements.
The building's exterior consists of a combination of glass curtainwall
and architectural pre-cast panels. Four (4) spaces of surface parking
per 1,000 net rentable square feet will be provided.
