Creative Approaches to Incentives. Triad Properties has significant experience in working with the appropriate authorities to secure and administer financing incentives ranging from tax abatements, capital credits, site grants, to infrastructure bond financing. Triad provides pre-development, pre-construction, and construction and project management services.

Pre-Development Planning. During the pre-development phase, Triad Properties offers program coordination and analysis, selection of architectural and engineering team, site evaluation, code and zoning review, master-planning, conceptual budgeting, utility verification, property surveys, geotechnical reports, and environmental surveys. Pre-construction services include architectural and engineering plans coordination, budget and schedule verification, identification of value engineering and cost savings alternatives, permitting and approvals, general contractor bid solicitation.

Development. Construction and project management services include general contractor evaluation, selection and contract negotiations, construction commencement, project cost control, monthly draw preparation, change order administration, schedule reviews, quality control, project close-out documentation and coordination, data and phone coordination, and move assistance.
